Rent points calculator 2026
Every rental home in the Netherlands gets points, and the points set the highest basic rent a landlord may ask. Enter your address and we fill in most of the calculation from the official registers. Free, in English, about 2 minutes.
Calculate your points
Your address is only used to look your home up in the public Dutch building register. Nothing is sent to your landlord.
What the calculator uses
From the official registers, automatically:
- the size of your home (BAG, the national building register);
- the energy label (EP-Online);
- the WOZ value, the municipal value of the home.
Then a few questions only you can answer, such as the kitchen, bathroom and outdoor space. Most other calculators make you type everything yourself. See how the points system works.
Maximum rent by points, 2026
| Points | Maximum basic rent per month |
|---|---|
| up to 143 | €932.93 at 143 points (social rent) |
| 144 to 186 | up to €1,228.07 at 186 points (mid-market rent, contracts from 1 July 2024) |
| 187 or more | no legal maximum |
The maximum is for your basic rent (kale huur) only, without service costs.

Questions
How accurate is it? It's an estimate based on the official rules. Only the Huurcommissie can decide your legal maximum rent, and some details (for example a monument status or shared spaces) can move the score.
Does it work for rooms? Rooms with a shared kitchen or bathroom have their own points system. Start the check anyway: rooms are checked by hand, still free.
What if my rent is above the maximum? If your contract started less than 6 months ago, the Huurcommissie can lower your rent from day one. After that, a lower rent applies from then on. See the Huurcommissie in English and student and temporary contracts.
