Rent check in Amsterdam
Amsterdam has the highest rents in the country, and plenty of furnished flats aimed at expats. A high price doesn't make it legal. Check your rent in 2 minutes, in English.

The maximum rent is national law, so it works the same in Amsterdam as anywhere in the Netherlands. Every home gets points for its size, energy label, kitchen, bathroom, outdoor space and WOZ value, and the points set the highest basic rent a landlord may ask.
One exception: some small new-build homes in Amsterdam may be valued under a special rule. Our automatic check doesn't cover it yet, so we check those homes by hand before promising anything.

Renting in Amsterdam
Many internationals and students at the University of Amsterdam, Vrije Universiteit Amsterdam and the Amsterdam University of Applied Sciences rent furnished flats through agencies. The points system works the same here as anywhere: if a home scores 186 points or less and your contract started on or after 1 July 2024, the rent is capped.
Moved in less than 6 months ago? If the rent is too high, the lower rent counts from your first day and you can claim the overpaid months back.
Local tip: the furniture fee
In a furnished flat, part of what you pay is for furniture, which counts as a service cost and isn't basic rent. Your contract should split them. If it shows one all-in amount, the Huurcommissie can split it, and only the basic rent is tested against the maximum.
