The maximum rent is national law, so it works the same in Den Haag as anywhere in the Netherlands. Every home gets points for its size, energy label, kitchen, bathroom, outdoor space and WOZ value, and the points set the highest basic rent a landlord may ask.

Renting in The Hague
Much of the city's rental stock is older apartments in pre-war buildings, plus new towers around the centre and the station areas. Both are covered by the same points system. Students at The Hague University of Applied Sciences, Leiden University's campus in The Hague, Hotelschool The Hague and the Royal Academy of Art often rent studios in buildings run by commercial landlords.
Moved in less than 6 months ago? If the rent is too high, the lower rent counts from your first day and you can claim the overpaid months back.
Local tip: older buildings, lower maximum
A poor energy label lowers the points of a home, and with them the maximum rent. Many older Hague apartments have weak labels, so a stylish renovated interior doesn't automatically mean a high legal rent.
