Most Dutch rentals are capped by the official points system. Many landlords charge more — especially to internationals. We check yours against the public registers.

Every rental scores points — size, value, energy label. The score sets the legal maximum rent.

No fee if we lose
No fine print. A lost case costs you only the €25 filing fee.
We show only real results from real clients — and our first cases are at the tribunal right now. The first rulings land this winter; their outcomes will appear here, with permission, whatever they are.
No. Checking your rent is a legal right. Permanent contracts are the Dutch default, eviction requires narrow legal grounds, and "my tenant used the Rent Tribunal" is not one of them. Rent increases are capped by law too — revenge pricing isn't available either.
No fee unless you win. The only upfront cost is the official €25 filing fee, which you get back if you win. When you win, our fee is 30% of the refunded money plus two months of the achieved monthly reduction — always a slice of money you actually received.
The check takes two minutes and filing days. The tribunal then takes months — inspection in roughly 6–12 weeks, ruling after. Slow, but the refund is retroactive: the meter runs in your favour while you wait.
Yes — a rent case names the tenancy; that can't be anonymous. What we remove is the confrontation: every letter, filing and hearing is handled by us, and nothing is sent until you approve it. If you're about to move out anyway, deposit and service-charge claims carry no ongoing relationship at all.
Then we tell you exactly that, with the numbers, and nobody pays anyone anything. A good share of checks end here — knowing your rent is fair is also worth two minutes.
Rooms have their own points system and are overpriced even more often. The automated check covers self-contained homes; for rooms a person runs your numbers by hand within 24 hours — same free check, same no-win-no-fee.
