The maximum rent in Utrecht

The maximum rent is national law, so it works the same in Utrecht as anywhere in the Netherlands. Every home gets points for its size, energy label, kitchen, bathroom, outdoor space and WOZ value, and the points set the highest basic rent a landlord may ask.

One exception: some small new-build homes in Utrecht may be valued under a special rule. Our automatic check doesn't cover it yet, so we check those homes by hand before promising anything.

Renting in Utrecht

Students at Utrecht University and HU University of Applied Sciences Utrecht often rent rooms in shared houses or small studios. Rooms have their own points system, and every room has a legal maximum, however tight the market is.

Moved in less than 6 months ago? If the rent is too high, the lower rent counts from your first day and you can claim the overpaid months back.

Utrecht and Amsterdam have a special valuation rule for some small new-build homes. If you rent a new studio, we check it by hand before we promise anything.
