2. The free rent check
- The check is free and without obligation.
- The result is an estimate based on public registers and your answers. It is not legal advice and not a guarantee: the Huurcommissie decides after its own inspection.
- Please answer correctly. Wrong answers give a wrong result.
- If you leave your phone number, we send you the result on WhatsApp and may follow up about it. Tell us to stop and we will.
3. Our service
- We only act for you once you have signed our service agreement and the Huurcommissie's authorization form. The service agreement contains the full terms; if it differs from this page, the agreement applies.
- We do our best for you, but we can't guarantee the result.
- Nothing is sent to your landlord or the Huurcommissie without your approval.
4. Our fee: no win, no fee
- If nothing is achieved, you pay us nothing. The only cost you then have is the €25 Huurcommissie filing fee.
- If your rent is lowered or rent is paid back, our fee is 30% of the rent paid back to you plus 2 times the monthly reduction. It is never more than 30% of everything you save: the refund plus the reduction over the first 12 months (less if your lease ends sooner). Amounts are final prices; we use the Dutch small business scheme (KOR), so no VAT is added.
- The fee is all-in: no extra costs, no hourly rates. You pay the Huurcommissie's €25 filing fee yourself before we file; if you win, you get it back and your landlord is charged instead.
5. Your right to withdraw
- You may withdraw from the service agreement within 14 days after signing it, without giving a reason, by sending us a message. The agreement includes a model withdrawal form you can use.
- We file your case only after these 14 days, unless you ask us to start earlier. If you then withdraw after we have filed and the case still succeeds, you pay a share of our fee in proportion to the work done.
6. Ending the service
- Before we send anything to your landlord or the Huurcommissie, you can end the service at any time, free of charge.
- After we have filed, you can still end it. If the case we filed still leads to a lower rent or a refund, or your landlord agrees to one, you pay part of our fee, depending on how far the case was: 25% after our letter to your landlord, 50% after filing, 75% after our reaction to the inspection report, 100% after the hearing or ruling. This only applies if that result is reached within 12 months after the agreement ended.
7. Payment
- Your landlord pays any refund directly to you. We never hold your money.
- We invoice once the lower rent applies and the money is back with you. You pay within 14 days.
- If you don't pay on time, we send a reminder giving you another 14 days. After that, you owe the statutory interest and the collection costs allowed by Dutch law.
8. Liability
- The information on this website is general and may contain errors. Check results are estimates.
- Under the service agreement, we are liable for direct damage caused by our mistakes, such as a missed deadline, up to €1,000 per case, except in case of intent or gross negligence (then without limit).
- Nothing in these terms limits the rights you have under mandatory consumer law.
9. Website
The texts, design and check on this website belong to RentBack. You may not copy them for commercial use. We are not responsible for websites we link to.
10. Privacy
How we handle your personal data is explained in our privacy policy.
11. Complaints
Send your complaint by email or WhatsApp. We reply within 14 days. If we can't solve it together, you can take the dispute to the competent court in the Netherlands.
12. Applicable law and changes
Dutch law applies. We may update these terms; the version that applied when you signed your service agreement stays valid for that agreement.
