Is your Eindhoven rent capped?

The maximum rent is national law, so it works the same in Eindhoven as anywhere in the Netherlands. Every home gets points for its size, energy label, kitchen, bathroom, outdoor space and WOZ value, and the points set the highest basic rent a landlord may ask.

Renting in Eindhoven

Internationals working in the region and students at Eindhoven University of Technology (TU/e) and Fontys often rent new apartments in the centre. Large, very energy-efficient homes can score above 186 points, where there is no maximum, but many studios and one-bedroom flats stay below it.

Moved in less than 6 months ago? If the rent is too high, the lower rent counts from your first day and you can claim the overpaid months back.

Local tip: size and label decide quickly

Floor area and energy label are the two biggest parts of the score. Our check reads both from the official registers, so you'll know in minutes whether your home is capped at all.
